**Here's how it works--- The auction will start closing (soft close) at the above date and time, if a lot is bid on prior to closing it will open up for bidding for an additional amount of time. (this can happen multiple times throughout the auction and determines the auction close time)

Real Estate Terms:

1. Ten percent (10%) of the total sale price is due upon successful contract and shall be deposited into the trust account of the closing agent. These funds are NON-REFUNDABLE to the buyer/bidder.

2. Selling surface rights only.

3. Property sells "as is, where is", not subject to appraisal, inspection or contingencies.

4. Seller shall provide clean and marketable title. Seller has the right to refuse any and all offers.

5. Closing within 30 days after the auction close, unless the need arises to extend per closing company.

6. Auction company has the right to rescind, retract or alter bids as well as bid on the behalf of another party.

7. Announcements made sale day supersede any and all other advertising, written or otherwise. 

8. Buyer is to conduct all due diligence and have funding in place prior to bidding.  Please provide letter of credit or proof of funds to Tami Utsler via email: tami@clearchoicera.com
